Many factors point towards Central and Eastern Europe (CEE) as being a key area for property investment at the moment. These are all led by membership of the EU.
• Structural reform in the transitional economies of CEE countries, especially those which have joined, or are predicted to join the EU, is directed towards economic growth.
• Membership of the EU brings increased globalization, which in turn enriches economies.
• The liberalization of markets, such as finance markets, empowers individuals to purchase assets. In Poland, for example, the mortgage concept is less than five years old.
• Monetary union, along with the economic and political reforms required for EU membership, provides a more attractive climate for worldwide big business to move in, creating jobs and wealth. This additional wealth finds its way around the economy and into residential property as people raise their standards of living.
• With economic growth comes technological change, which improves efficiency, essentially resulting in getting the most out of the resources used. This has the effect of creating more wealth in shorter time periods. The increased wealth again tends to find its way into the property market.
Attractive as CEE may be, it is always sensible to look at creating a well spread portfolio of properties as you increase your property investments. CEE may be a good starting point for many people as the entry price is low. Combined with a variety of economies at different levels of growth, this gives a choice of risk level at low initial cost.
