It’s a Pick Up Job.
Anywhere people work or play needs someone to pickup after them. Enter - the Janitor. The knight of the night keeps things in order and keeps people from suffocating in their own refuse. People are dirty, and they generate a lot of trash. Because of this natural order, Janitors will always be in demand and have a place in the pecking order. How do you go about getting into the Janitorial business?
Acutely it’s not a hard business to get into. Most everyone has had to clean around the house or at work, so most everyone has had some experience. Supplies are limited to a few cleaning towels, some cleaner, a vacuum cleaner, a mop and bucket. Enquire of existing Janitorial services as to their pricing. Don’t low ball the competition, keep prices about or even with those already in business. Once you have figured out what to charge it’s time to get some business.
Write a sales flyer and hand it out everywhere. Go to offices, banks, manufactures, institutions everywhere and anywhere. There is a possibility that you may need to get liability insurance or get bonded. This is no big deal if you have a clean record. Your customer is intrusting you with his facility in his absence. Trust is extremely important. You need to build trust right away, when you approach a prospective customer, look and act like a person of trust. If you break that trust you will be out of business overnight.
Scout The Opportunity
Go to the prospective customer and tell them you are new to the business but you are willing and ready to the best Janitor they have ever had. It won’t be long when someone will give you trial and then you are on your way. How do you go about doing a Janitorial clean-up?
Believe or not, there is a science to Janitorial cleaning. First off, you are in a facility after hours, park your vehicle where it can be seen. The Police will check your vehicle and you, once the know you they will only check in passing. Enter the building and lock the door behind you. Don’t leave anything for chance, someone could slip in and rob you and burglarize the facility, just because you were careless. Take your supplies in with you. Try to make as few trips to your vehicle as possible. Start at the door you entered and clean your way around the room ending back at the entry door. You may clean the restrooms first, and then proceed with the open areas. Place the trash bags at the door so when you depart you can take them with you for disposal.
Get into the groove
Look to the top of the room and clean down to the floor. Wipe down desk, phones, and chair armrest. Collect all trash and empty it into a plastic bag or rolling barrel Wipe down door handles and pulls. Do not use a cleaner with a lot of order. Make it just enough to freshen the air but not overpower it. A lot of people are sensitive to cleaning products, be sure you use cleaners that are non-allergenic. When wiping down a desk top, take notice how the objects on top are placed. People want their work place to stay the same as they left it.
Sweep all hard floors and vacuum all carpet. Mop the hard floors as needed. When vacuuming, run the vacuum in a straight line the length of the cord, move over the width of the vacuum and drag the vacuum back the length of the cord. Walk to the side of the vacuumed area so as not to leave tracks. This procedure will lessen the back and forth action and will result in less fatigue for the operator. Blot up any obvious spills from the carpet. Clean entrée glass every night.
It’s a matter of routine
Once you have established a routine the job will go very fast. There’s not any set rules for Janitorial work. Figure the easiest routine and stick with it. By establishing a routine, you will lessen the chance of missing anything and your job will be easer. At the end of the cleaning cycle, depart the building making sure to secure the doors.
Janitorial work is a matter of paying attention. Pay attention as to how the occupants use the facility and how they leave it when they depart. Do not rearrange anything, only clean it. Your job is to clean and remove trash. That’s it. You don’t have to be a rocket scientist or a Harvard Graduate even though a rocket scientist and Harvard Graduate probably could not do your job either.
Where to find Work
All businesses need someone to clean-up. It depends on you as to who you want to cater to. Some people do very well cleaning banks, as I did. Others clean news papers, insurance companies, office buildings, restaurants, and a whole host of other buildings. Some Janitors also clean carpet and some don’t. Some clean glass and some don’t, it is a matter of choice. Some customers insist on extra services like carpet cleaning or glass cleaning. If they insist, do it. it isn’t hard and it increases the pay considerably.
